    PRESENTATION

    CORPORATIVE BUILDING “BIOVET PESHTERA”, PESHTERA

    BIOVET JSC is a leading European company in the field of pharmaceutical industry.

    The goal of the company is to combine tradition and innovative spirit with focus on complete partnership with all customers. The modernization of the manufacturing plant in the town of Peshtera and the current needs of the administration necessitates the erection of a new corporative building complying with the requirements for contemporary office environment with inspiring modern vision reflecting the high-technology and innovative spirit of the company.

    Concept:
    The project was assigned following a competition organized by the contractor in 2010. The erection of the building started at the end of 2014. The concept of the project is to combine in an intelligent way the best construction practices and modern technologies and to be consistent with the surrounding high-technology production environment. The building is located in the distinguished organizational center of the plant and is completely exposed to the surrounding urban environment.

    Architecture and facade:
    The shape formation is subordinated to a simple and orthogonal structure ensuring excellent functional distribution of the floors vested in simple and clear network which gives emblematic silhouette not only to the company, but also to the city.

    The foreseen voluminous facade structure has been achieved through an original system of shape formation. The geometrical concept for the network has been inspired by the hexagonal structure of the benzene nucleus of aromatic hydrocarbons. This hexagonal structure is fundamental for organic chemistry and pharmaceutical industry. The conception of a typical physico-chemical structure implies in a discreet and delicate way the message of modern and innovative technologies in pharmaceutical field.

    As regards the constructional-technological part, this has been realized through a classical “suspended” modular facade structure built of simple and identical hexagonal modules alternating in non-openable and openable parts of “valve” type.

    Integrated into the modular element of the facade is also the corporate symbol – the company logo.

    Special attention has been given also to the surrounding area to meet the current trends for a European plant.

    The innovative system for facade illumination assures airiness and lightness of volume perception creating a sculptural assembly out of the illuminated facade structure.

    Functional distribution:
    The building rises up to six floors with the first two floors dominated by an impressive entrance hall. With its abundant glazing towards the street, the entrance hall serves like a small covered square area in continuation to the representative area in front of the building. Opposite to the entrance of the building is the reception for admission of visitors on the wall of which, within naturally green environment, is placed the company logo.

    Next to the entrance hall is the central vertical communication unit with abundantly glazed staircase which is part of the facade assembly. Projected on the first floor are conference hall, recreation zone and administrative areas for immediate access of visitors.

    The next four office floors have been designed to meet the administrative requirements of the company. The final, sixth, floor has been separated as multi-functional conference block with mobile telescopic sections assuring multi-functional reorganization depending on planned events. Respective recreation and service zones related to the needs of specific events have also been projected.

    Energy effectiveness and technologies:
    The energy effectiveness of the building has been achieved through the high-technology solution of suspended facade and glazing blocks assuring excellent thermo-technical parameters. A central air-conditioning installation with VRF thermo-pump aggregates of Mitsubishi Electric has also been foreseen. The VRF (Variable Refrigerant Flow) technology uses ecological freon R410A with a 0 rating for ozone layer depletion. The installation is also of last generation with a unique two-pipe system using invertor technology and heat recovery–recuperation of heat ensuring energy from the cooled premises to be used in the warmed premises. Thereby the microclimate in the working premises is assured throughout the year with high level of effectiveness. The parameters of the microclimate in the building are monitored by temperature and light sensors which are connected to a BMS system controlling the lighting and water supply installations. Nowadays, switching of lighting on and off in the traditional way is not sufficient. What the customers need are lighting scenarios which they can preset and adjust depending on the particular situation and needs. The illumination of the building is assured through state-of-the-art high-technology light-emitting diodes (LED). They are distinguished by high lighting parameters and extraordinary potential for energy effectiveness.

    Interior and working spaces:
    The separation of the panoramic offices has been designed with glass modular partition walls allowing reorganization of the premises whenever needed. The building has been projected to have raised installation floor and suspended ceilings assuring clear height of 3.00 m for the maximal comfort of the residents. In order to create favorable working atmosphere in the offices, acoustic materials and surface finishes for the floor, ceiling and walls have been provided.
    Special attention has been given also to the acoustics in the conference hall on the sixth floor.

    The new administrative building of BIOVET JSC reflectс state-of-the-art technologies within the company’s development.

    – Possessing a Masters degree in architecture from the University of Architecture, Civil Engineering and Geodesy (UACEG), Sofia, 1997 , Radomir successfully masters the complete design process and the logistics of the team.
    – Starting as a designer at “ET Vanya Serafimova” in 2003, he then joins Atelier Serafimov Architects in 2003.
